Submeter versus RUBS

SUBMETER:

Some of our properties are equipped with devices called submeters. They are installed in each unit to measure a resident’s exact utility usage. We use these submeters to charge our residents based on their actual consumption.

Multifamily Utility has installed submeters at most of our new communities and we are also installing some submeters at existing properties. However, many of our existing communities were not built with submeters.

 

RUBS CALCULATION:

RUBS is another method utilized to bill for utilities and services if submeters are not installed. This is a mathematical formula; it is a fair and legal billing method that was developed to calculate the utility costs for each resident within a multi-family community. RUBS can use square footage of the unit and/or the number of occupants to determine the cost of utilities for a unit but this is dependent on how your community is setup.
